Finding and buying the ideal property can be a dream come true. However, getting to that point can be a nightmare unless you have the right real estate agent working with you throughout the buying process. As your personal agent, I ensure that I will do many important things for you and point you in the right direction throughout the whole process.

Arranging Financing

The very important first step in a successful home search is figuring out how much money you have to work with. I recommend getting a mortgage pre-approval from your bank or mortgage broker before you even start looking at houses. This will give you the peace-of-mind of knowing you can afford the homes you view on the market, and that you won’t have problems arranging financing when you’re ready to make an offer.

Not all mortgage brokers are made equal and some specialize in different types of deals. Whether you’re looking to buy your first home, purchase your next investment property or build new construction, I can recommend a reputable broker that’s best for your situation.

Viewing Homes

I will regularly recommend properties for viewing that closely match your needs and wants, that are in your price range, and will make sure you don’t miss opportunities. When a desirable property suddenly comes on the market, you’re alerted approximately 24 hours before it hits the MLS, which gives you a leg up on the competition.

If you decide you’d like to view a property (or properties), I will schedule the appointments on your behalf and meet you at the properties to give you a tour. Viewing properties should never be a frustrating ordeal and it’s my job to help make the process easy and productive for you, so you can find the home you want.

Making an Offer and Securing the Property

The next step after finding a home you like, is preparing the offer. I will give you all the facts and recommend a price to you based on comparable sales and what I feel the actual market value of the home is, as well as any conditions that should be included to protect you. After reviewing the information, you make the final decision as to what you include with your offer, and it’s my job to prepare it and negotiate with the listing agent to get you what you want.

Once your offer is accepted, I’ll submit the required documents to your mortgage broker and lawyer, and help you navigate the conditional period and fulfill your conditions.

Closing the Sale

The work for me doesn’t stop once the offer is accepted and your conditions are waived. I’ll take care of many of the administrative details on your behalf. That includes working with the seller’s agent, your lawyer, and your mortgage lender to ensure that all the necessary paperwork has been completed and submitted. I can also personally recommend reputable professionals and companies to help you before, during and after closing should you require them.
